Our home is located within the private neigborhood of Palo Verde Meadows. There are about 400 homes with an HOA and therefore we cannot rent to guests without stating that all governing covenants, rules and regulations must be observed. These include: No noise after 10:00 p.m. No loud parties that might disturb the neighbors. No parking on the vacant lot next door. No parking to block any other property. No wake in the marina area. No unleashed pets on the greenbelt. We appreciate our neighbors and neighborhood in general and any disturbance by any guest is grounds for immediate eviction and loss of your damage deposit. There is no smoking or vaping of any materials indoors. Aerial fireworks are not permitted and there is a general City ban on all fireworks off-season.
The primary guest must be age 35 or older. Children over the age of 5 are welcome. We are not a party house and the maximum occupancy is 6 people, including children. We will require a list of names of all people in your party, their ages and relationships prior to accepting your booking.
Up to two dogs (with approval of breed) are welcome. The extra cleaning fee is $50 per pet, per stay. We have a small indoor pet watering station for your use. We also supply a large pet carrier / kennel and if a pet is left at home unattended for any length of time, they must be kenneled. Please be prepared to show current vaccination certificate. The greenbelt out the back gate is a wonderful, popular place to walk dogs. There is a local leash law so please make sure Fido is restrained from harassing the local wildlife. It should go without saying that owners are required to clean up after their pets in the yard including washing down urine spots against outdoor furniture. as well as any waste deposited on the greenbelt.
Check in time is 2:00 p.m. Check out is 11:00 a.m. We will always try to accommodate special requests but please understand sometimes things are beyond our control. There may be repair or cleaning people on site which will preclude an early check in. The day before your check in you receive an email and (SMS if available) with your personal door access code. Please unload all luggage, coolers, etc., through the garage to save wear and tear on our front entryway. There is a BLINK camera on the back patio area. You are invited to put it away in the receptacle provided for the duration of our stay. Other security devices such as Ring Doorbell and additional Blink Cameras are in common exterior areas. There are no recording devices inside the house but there are temperature sensors and water leak detectors. Tampering with any of our electronic devices is grounds for immediate eviction and loss of damage deposit.
When leaving Casa 'Anya please do through the checklist provided in the Welcome booklet. It's there to guide you and remind you of things to be put away or done before you leave.
We love snowbirds! Monthly rental is $3500 with a three month minimum ending by Feb 28th. March is generally not available but we can work in the first week or so. Book early to avoid disappointment! We recommend securing the time you want by October. The pool is not heated and therefore is generally regarded as unavailable.
We have an outdoor patio heater and extra propane guests are welcome to use.
Q: How close are the stores, Kathrine's Landing and shopping?
A: Walmart is 1/2 a mile away as are with multiple fast food outlets. Laughlin and the casinos are 20 minutes away as is Katherine's Landing. Mohave Crossing shopping mall is 2 miles south.
Q: is smoking allowed?
A: Smoking or vaping of any materials inside the house is not allowed. Marijuana is now legal in Arizona but please be considerate of future guests and use edibles or smoke away from the patio doors. Failure to do so may result in additional housekeeping fees.
Q: Is there a fee to launch at the Palo Verde Marina? ?
A: No, our subdivision has it's own private marina on keycard access. No waiting, no Covid-imposed closures. We also have an exclusive, private walk-in beach at the south end of the lagoon. Instructions to find both are in the Welcome booklet. Please be aware our HOA has very strict rules of conduct at the marina and by booking with us you are agreeing to abide by them as to No wake, no trailer parking overnight.
